These terms apply to every booking made on this site.
The Field House is operated by CORTEXWIRE LLC, a limited liability company registered in the State of Delaware, United States, file number 10184078, registered office 1201 Orange Street, Suite 600, Wilmington, DE 19801.
Your contract is with CORTEXWIRE LLC. We sell you the stay as principal. We do not own or manage the property, and we do not act as agent for anyone.
The whole house, to your party alone, for the nights you select. Ten guests across five double bedrooms. No cots or extra beds are available and the party may not exceed ten.
The shortest stay we take is five nights. Check-in is from 3pm and check-out by 11am. You must tell us your arrival time in advance: there is no reception and someone comes to meet you.
The total shown when you book is the total. It covers the whole house for the nights selected, and nothing further is charged afterwards.
You choose the currency at booking. The exchange rate is fixed at that moment, recorded with your booking and printed on your invoice. The amount on your invoice is what you owe, whatever the market does afterwards.
Payment is by bank transfer only. We do not accept cards.
Your invoice names CORTEXWIRE LLC as the beneficiary and carries a reference. When you transfer, give us the name on the account you are sending from; that is how we match your payment. Quote the reference as well if your bank provides a field for it.
Your dates are held from the moment you book and while payment is outstanding. Payment is due within three days of the invoice date. If it has not arrived by then we may release the dates.
We will never send you different bank details. Our account does not change. Any message asking you to pay a different account is not from us, whatever address it appears to come from.
If we cannot deliver the stay you booked, we will tell you at once and refund you in full within 24 hours of that notice, to the account you paid from. That is the limit of what we owe you in that situation.

You are responsible for your party. Damage caused during the stay may be charged after check-out in line with the property’s damage policy, which we will send you with your confirmation.
We are not liable for interruptions outside our control: weather, utility failures, industrial action, travel disruption, or the acts of public authorities. We are not liable for your travel arrangements, which you make yourself and which are not part of what we sell.
Nothing here limits liability that cannot lawfully be limited.
[TO BE SET WITH COUNSEL. Which law governs and which courts hear a dispute. Consumers in the EU and the UK keep the protection of their home law whatever this says, so the clause has to be drafted knowing that rather than around it.]
